MyPropertyLeads.com was developed in direct response to the massive destruction and overwhelming need of people along the Gulf Coast to sell their flood-damaged property in "as is" condition. This represents a unique and unparalleled opportunity for real estate investors who are willing and able to take advantage of very motivated sellers along the Gulf Coast and with New Orleans real estate for sale.
As experienced and successful investors ourselves, we also know the real challenges to finding, funding, fixing and flipping property. We are doing it ourselves and have several ways that people can participate with us.
HOW IT WORKS
MyPropertyLeads.com is currently finding great deals, using OPM and OPC (other people's money and other people's credit) to fund these investments, fixing them through extensive rehabbing and either putting them in our own portfolio of rental units or selling them to investors at wholesale prices with equity and positive cash flow, typically with no money down.*

We are accepting investors interested in higher than normal returns on their money to purchase and rehab houses. This is typically known as "hard money lending". We pay higher than normal rates of return and pledge the property as collateral for the loan. Many investors use their self directed IRAs to capitalize on the quick turn and high rates of return that we offer while realizing the safety of having a first lien against the property..
Some investors just want a good, long term investment. We have three packages we offer to "Buy and Hold" investors wishing to use conventional financing.
- Package "A" - Typically priced at 80-85% of appraised value with no renter in place
- Package "B" - Typically priced at 85-90% of appraised value with renter in place and positive cash flow.
- Package "C" - Typically priced at 90-93% of appraised value with renter and property management in place with positive cash flow.
