Another frequently asked question people ask is; "Can I trust you with my money"? We don't put you in a position to have to trust us. All loans are made through a title company just like you would use to buy your own house. All loans are secured by real property with a clear title history and a title insurance policy from the title company. We give you a promissory note secured by a mortgage so if we default, your position is protected. In addition, we are buying at such a good price that your loan to value ratio is extremely good. But that leads us to the next question.
"Is my money safe"? In the unlikely event of a default, there is a substantial equity buffer in the property to recover your principal and any expenses to cash out of the property. When the house is sold, a title company is used and they will provide closing services including a detailed HUD closing statement showing the balance of the loan to be paid. They disperse funds directly to you so, once again, we don't get between your money and you.
"How long do I need to invest my money"? The money is invested in real property that typically takes a minimum of 6 months and can go as high as 12 months to fix and sell. The minimum commitment we ask for is 6 months with the right to renew for an additional 6 months if required. If you would like to continue to make an above average return on your money there will be opportunities to reinvest your earnings in future projects.

Typical Deal Flow Example
- Target property is placed under contract with seller.
- You are notified of the project
- You choose to participate contingent on due diligence ("click here" to see our due diligence check list)
- Due diligence is completed to confirm property status, check for clear title, and confirm repair estimates.
- A HUD-1 statement is prepared and you are notified of the exact amount of the loan requred to acquire and repair the property
- You wire transfer your funds to the Title Company so we can close
- You start earning interest after closing
- Quarterly statements are sent
- When the property is sold, the title company will disperse your funds back to you including all principal and interest due.
